Vynohradiv
Vynohradiv is a compact, historic town with a population of 25,000. The town’s active growth is driving an increasing demand for housing. Because of this, the planned residential complex is, in terms of scale, the largest such project in Vynohradiv to date.
Most of the site is surrounded by underdeveloped warehouse and industrial land. Today, these areas sit at odds with the low-rise residential fabric around them, but in the future they could become a new focus for the town’s development and new construction. The new residential complex is designed to be as compatible as possible with the neighboring low-rise houses, while also setting a future direction for the development of the adjacent underused land.
Two new orthogonal quarters integrate naturally into the town’s rectangular planning grid, forming internal pedestrian courtyards. The two courtyards are visually distinct from one another, giving each a comfortable scale, while also remaining open to each other, uniting them into a single complex.
The architecture of the first two sections is built around a restrained, background volume, onto which lighter, more active volumes are layered. These volumes are detailed with simple architectural elements that add expressiveness, while textured materials bring a different quality when seen up close.
Active commercial spaces on the ground floors face the streets and sidewalks, while the apartments’ private adjoining plots face the courtyards. The sections’ shallow depth and maximized façade frontage give the apartments more daylight and greater flexibility for future reconfiguration. Beyond this flexibility, the apartments come in a wide range of layouts, covering the broad range of needs among future residents.
